This is fiddling around the edges. No one wants to ask, why is it that the average person cannot afford the average house with the average tax-burden.

The answer is twofold: TOO MUCH GOVERNMENT - constantly growing, NEVER contracting, and needing tax monies. AND...FINANCIALIZATION, all this QE-Infinity, the money-printing, the overnight repo markets, money borrowed into existence, given as demand-deposits to the most-toxic of NGOs and Woke corporations.

Currency debasement leads to vast inequalities of wealth. That's demonstrated all throughout history. We're seeing it, now.

Programs for temporary tax relief, don't address the fundamental problems - as we've seen over the years with California property-tax limitations. They help, short-term. Not long-range - the problem is systemic, and no one wants to address the causations.

They know what's coming. Fannie Mae has been making a big push for appraisals to make time adjustments. Mandated it start like Feb 4 or some BS. The evidence and graph they put out as an example however, is laughably stupid.

part of that is simple demographics. There are more 56 year olds now than 30 year olds. So median will be skewed by overall age demographics.
 
I have to wonder what those 56-year olds WANT with a home.

Home ownership is, never having to say, I've got nothing to do. Which is great when you're 25 and full of energy. Shoveling the walks when the temperature is below 0, or fighting to start the snowblower...or, if you're really well off, PAYING someone to do those chores...rake the leaves, cut the grass, prune the hedges...it's easy to see why people that age start moving into Senior Communities.

I suspect part of this is, the demand was pulled forward in 2021, with all the Free Money; and also, the rise in interest rates, keeping those closer to the cutoff-line, away from trying to swing it. The poverty of the under-40 cohort, and their failure to start families, also is driving this.

I’m older than 56 and have three homes and live on a boat. LOL.

I'm still a bit confused as to whether money was actually transferring, or just book entries so to speak. I've known they were just extending and pretending a lot of loans. that was all a mess and started with Covid. Just basically ignoring missed payments and putting em back on the end of the loan.

There are have some recent accounts of alarming increases in property taxes for property owners overnight that are enough to throw anyone into foreclosure over suddenly not being able to pay a much higher bill. The housing market is getting hit with one problem after another lately, but this is actually all good news because this means we are finally entering a stage of correction and hopefully recovery after.

Sitting on the sidelines with cash....how low can it go???
Given as how so many properties, so many jurisdictions, have seen property taxes explode 10x and more, and how there's a REAL danger a homeowner could be bankrupted and lose his property due to the $50k/year tax bill...values are going to have to go a LOT lower, and some sort of protection for buyers recognized, codified, implemented, yes, and tested legally.

It's not just in Florida. Out here in Dead Moose Junction, Montana, there was at least one news report of a retired couple who bought out here 25 years ago...a McRanch, all they needed...put their retirement savings into the purchase. Life was good, especially since the modest property was under $100k to purchase.

It's now valued at several million $$$$. Hoo-raaaay! We're RICH!....

Except the tax collectors got the land re-appraised. It's not hard to find recent comparable sales, when the whole damn state is being bought up by Californians, or Portlandians (often who went to Portland 25 years ago from California). So this couple has taxes PER YEAR that are close to the PURCHASE price.

They can't pay it off an antiSocial inSecurity stipend. Not happening. Unfortunately, in their county, there's no tax abatement for senior citizens and there is no protections similar to California Prop. 13 here. With de-facto hyperinflation, now, land values and taxes WILL go up, and any of us or all of us can and often will be forced off the land, even if it's paid for.

I watched the whole thing, and it is really basic advice. I agree with almost everything, except that I will not run away from the buyer and just let them assume about any defects. They must have full knowledge and full access of all facts. I would willingly disclose all details and if they miss something, well that is not my fault.

In my two sales two decades ago, I wrote up complete fact sheets and made them available in front of the houses so that buyers could take a copy and contact me if interested. These included ALL known facts and known defects. Each was folded into a ziploc bag and hanging from the For Sale sign.

OF COURSE I included the asking price. Agents who do not prominently state the asking price are ASSHOLES.

I did not want an agent for one of our houses, but one kind of pushed his way in, and I allowed him to list the house. He was worthless. I sold both houses directly. I spent maybe $400 or $500 on a lawyer to get the purchase agreements perfect. And I was able to reuse that text to buy our next house, so the price of legal fees was not bad.

I strongly suspect that any agent who isolates the owner from the buyer is trying to limit the necessary information in the transaction. And that is, I hope, actionable as fraud in a court of law. "Buyer beware" doctrine is a shitty way to live. We can do better than that.
